<div><br/>There is news of two big purchases in Austin. The first involves the purchase of over 1.5 million acres of timberland. Temple-Inland Inc. sold the property to an affiliate of the Campbell Group. The selling price was reportedly $2.4 billion. 0.4 of the purchased acres are in Alabama, Louisiana, and Georgia, but the bulk of the purchase is located in East Texas. Temple-Inland Inc. is expected to make net cash proceeds of $1.8 billion and is expected to grant common stockholders $1.1 billion, or $10.25 per share after the purchase.<br/><br/>The timberland agreement includes a 12-year fiber saw timer supply agreement and a 20-year pulpwood fiber supply agreement. In addition, affiliates of The Campbell Group have promised to maintain Temple-Inland Inc.’s commitment to the environment. This likely means that the new investors will have to continue the conservation efforts started by Temple-Inland Inc. and will likely have to adhere to the same environmentally-conscious use of the land. During the deal, Temple-Inland Inc. used Goldman, Sachs &#038; Co. and Citigroup Global Markets Inc. as financial advisors and Sutherland, Asbill &#038; Brennan LLP as legal advisors. The Campbell Group LLC, used Morrison &#038; Foerster LLP and Schwabe, Williamson &#038; Wyatt as legal advisors during the deal.<br/><br/>In addition to the timberland purchase, another key purchase in the area occurred recently when a Los Angeles-based company, M&#038;A Real Estate Partners, bought Balcones Club Apartments. The 312-unit Balcones Club Apartments were owned by Equity Residential Properties Trust. The new investor hopes to renovate the building, which is now 23 years old. It is possible that the new owners hope to turn this Class B apartment building into something a little more upscale. The 13 acres on 9218 Balcones Club Dr are certainly a great investment and a great place for tenants. Currently, Balcones Club Apartments features one- and two-bedroom units that span 464 to 1,150 square feet each. Rents for the units range from a very reasonable $506 to $859.<br/><br/>Balcones Club Apartments currently features a number of amenities that appeal to tenants. Corner fireplaces, wet bars, oak cabinets, built-in microwave ovens, window seats, vaulted ceilings and plenty of storage room are just some of the features of the residential units. In addition, the apartment complex does offer lofts and town homes as well as more traditional apartments. This pet-friendly building is close to major thoroughfares and major employers, including IBM, Lakeline Mall, 3M, TI, and State Farm. The building boasts two pools as well as well-maintained common areas. Many units features great views and there is a fitness center available for tenants as well. Students in the building attend Spicewood Elementary, Canyon Vista Middle School, and Westwood High School. It will be interesting to see in the upcoming months what sort of upgrades and renovations the new investors have planned for this residential community. Seasons can effect what is &#8220;in&#8221; and what is &#8220;out.&#8221; So don&#8217;t get caught off guard this Spring/Summer and pay close attention, as I am going to give you some tips for decorating your apartment this season.<br/><br/>Buckle Up!<br/><br/>Airy, Fruity Colors- Add some bright vibrant colors to your living room. Perhaps an orange lampshade and throw pillow, off set by a light green rug or throw blanket. Match the color of your accessories with a freshly painted and vibrant wall. Stop by your local flea market in search of bright colored vases or other colorful pieces to place throughout and radiate the warmth of spring.<br/><br/>Don&#8217;t Forget The Bedroom- Wrap your beds headboard with a brightly colored fabric. it doesn&#8217;t have to cover the whole thing, just part of it. Visit your local Target, Bed-Bath &#038; Beyond, or other super store and pick out some &#8220;springy&#8221; new sheets, pillowcases, and a comforter. Have a big window in your bedroom? Cover it with a white sheer drape and then a brightly colored curtain.<br/><br/>Springtime Centerpieces- We all know that the winter going away and the spring warmth brings flowers that last through the summer. Bring that natural decoration inside. Use fresh flowers as centerpieces! You might even float plants or flowers in a glass bowl as a center piece. Add a few floating votives to illuminate at night and you suddenly have a wonderful and conversational centerpiece. You might even go as simple as placing some bright colored fruit in a bowl and going with that. Simple, springy, and fun.<br/><br/>Accent the Plain Walls- Bare walls can be a bore, so be sure and accent them with some color. One easy way to do this is to take some cheap frames and frame colorful wrapping paper or art. Then hang a series of these on the walls. You might also look into peel-and-stick wall decals to place throughout your apartment. They are a cheap, easy way to get accessorize those walls. You can even use them on furniture, cabinets, and other flat surfaces that need a little dressing up.<br/><br/>One of my favorite wall decorating ides involves the cheap frames again. Take some cheap cardboard coasters and put each one inside their individual frame. Then hang them on a wall in a series to look at. Its a fun way to create some art.<br/><br/>The patterns- If you are looking for patterns rather than solid colors for your fabric materials, try large dots, stripes, shapes, and floral patterns. Nothing says spring like that. (And don&#8217;t try things like duck or animal patterns&#8230;they just look kind of tacky)<br/><br/>Las Ventanas-Honestly, one of the best ways to &#8220;Springalize&#8221; any room is to do something new and bright with the windows. Whether its a new window treatment or hanging some stained glass or something else, changing this up will add a whole new dimension to any room.<br/><br/>Follow some of these little ideas or come up with your own. Either way, just remember that your apartment and how it looks is a reflection as you. Decorate! <div><br/>When most people hear about the millions of dollars investors make buying and selling real estate, the majority of them think about homes and duplexes. That&#8217;s because nearly everyone starts in the single family market.<br/><br/>But they don&#8217;t have to. The main reason investors start out buying homes is because they&#8217;ve heard all the stories or watched an infomercial where some guru is pitching the latest and greatest &#8220;no money down&#8221; technique. Buyers think they can purchase homes with no cash using a variety of methods including foreclosure, rehab, fix and flip, subject to, lease option, partnerships, wholesaling and more. And they&#8217;re right-you can buy homes that way. But you can do the same thing with apartment buildings.<br/><br/>The benefits of investing in multifamily properties are out of this world. I haven&#8217;t found a single reason not to invest in apartment buildings. Let&#8217;s review five of the top reasons apartments simply make more sense.<br/><br/><strong>Apartments almost always provide a more affordable housing option:</strong><br/><br/>I can&#8217;t get into all the economics explaining why apartments provide a more affordable housing option in this article because it would turn into a book. So let&#8217;s try to simplify it. The difference between the amount of rental and mortgage payments consumers spend each month is what I call the &#8220;gap&#8221;. Picture a bar graph where the average rent is $600 per month and the average mortgage is $1,000. The difference is the gap. As the gap increases fewer people can afford to purchase a home. There are only two ways the gap can get bigger. First, the mortgage payment increases or second, rental rates decrease. Most of the time rents do not decline, at least not significantly.<br/><br/>Mortgages, on the other hand, usually increase. If enough homes exist in the market, to meet demand, builders stop building. When demand catches up, they start developing again, because it becomes profitable. That means prices increase, and with them, mortgages. As mortgages increase the gap gets bigger and we experience greater demand for apartment rentals and that pushes rent higher. Rent growth always follows mortgage growth. This is one of the best reasons to buy an apartment building.<br/><br/><strong>Somebody else manages the property:</strong><br/><br/>One of the biggest advantages of buying apartment buildings is leverage. All real estate investors understand the term leverage, but most relate the term to money. There are lots of ways to leverage; money is just one of several. When you buy apartments, you leverage off the work and effort of other people because you can afford it. A lot of investors don&#8217;t want to be property managers-I&#8217;m one of them. Others don&#8217;t trust them and with good reason. But if you take the necessary steps, you&#8217;ll enjoy the benefits of apartment building ownership (cash flow, appreciation, tax advantages, or principal reduction or a combination of them) for many, many years to come. The best part? Somebody else does all the work.<br/><br/><strong>The numbers make more sense:</strong><br/><br/>When you buy single family homes and 2-4 unit properties your expenses usually consist of taxes and insurance. If you&#8217;re lucky, you might find one other line item such as management or utilities. But that doesn&#8217;t mean other expenses don&#8217;t exist. We all know there will be turnover, resident issues and the like. When you buy apartment buildings, expenses include taxes, insurance, utilities, maintenance, management, advertising and much more. Not only that, but you get to spread out the cost of maintaining the property across more units. The economies of scale are far superior to homes and 2-4 unit properties. For example, if you have a total of 20 houses, you have 20 different roofs. You also have 20 different utility bills, tax statements, mortgage payments and who knows how much time you&#8217;ll spend traveling from property to property. The numbers just make more sense with apartments.<br/><br/><strong>Increase income (and property value) and spend very little doing it:</strong><br/><br/>I have personally bought and sold many apartments where I didn&#8217;t spend a penny improving the property, yet I increased the value hundreds of thousands of dollars. While doing it, I also improved cash flow. &#8220;Forcing appreciation&#8221; on an apartment building can be as simple as increasing income and decreasing operating expense. To increase value with most real estate, you have to spend money improving the look of it. But that&#8217;s not necessarily the case with apartments. You might not have to spend anything at all.<br/><br/><strong>Less competition:</strong><br/><br/>Most investors limit their potential by selecting properties that require conventional financing. Then they shop based on the amount of money they have. When you look for a car, one of the first questions the salesperson will ask you is, &#8220;What price range?&#8221; Then they try to fit a car into that range. It&#8217;s true that the number of opportunities increases in relation to the amount of money you have available, but that&#8217;s the worst way to shop. There are lots of ways to buy apartments with no money, and because most buyers are looking for homes, you eliminate a majority of the competition when you invest in apartments.<br/><br/>Again, these are not all of the benefits to owning apartments, but it is a good start. <div><br/>Mistakes that cause profit losses are often associated with property managers that are new to the industry. This simply isn&#8217;t the case. Experienced apartment rental managers often learn what works early in their career and continue to use these concepts throughout their time in the industry. Unfortunately, they often fail to notice when their tried and true methods are no longer as profitable as they once were. They end up wondering what is going wrong when they notice their tenancy rates decrease and their turnover rates increase. Here are three issues to watch out for.<br/><br/>Failing To Provide Adequate Customer Service<br/><br/>While this error is frequently found in apartment rental owners who have underestimated the job or have spread themselves too thin, experienced property managers can make the same mistake. One of the biggest goals in this job is to hold onto the good renters as long as possible to keep that income coming in. This saves on time that would otherwise be used to screen tenants and saves money because there is no concern about having the unit sit empty or risking the loss of income with a new renter. This also helps to stabilize cash flow overall.<br/><br/>Taking a few extra moments right from the start to provide personal customer service goes a long way. Take time to learn the names of the renters, give them a tour of the complex and its amenities, and read the agreements with them. This demonstrates you value their support. In addition, both sides have a positive experience and each knows what to expect. Another good idea is to give new tenants a gift when they take over the unit. This can contain items such as a map of the area that includes public transit stops, coupons and contact information for takeout restaurants, and even a checklist that provides them with information for all of the things they may need to change over utilities and other items after the move. This makes the move easier for everyone and reduces the stress.<br/><br/>Improper Or Poor Maintenance Plans<br/><br/>Set up a pre-determined schedule to ensure that the property continues to run at the highest quality level possible. Property managers find that the number of afterhours calls decreases because there are less things breaking down in the evenings and weekends. The extent of the damage caused by these incidences is decreased as well because they are fixed in a timely manner and are found sooner. When you set up a maintenance plan, make sure to check with the building&#8217;s residents to see if they noticed anything that needs attention. This prevents having to make numerous trips for the same apartment rental and it looks after issues before the tenants have to complain making for a far more positive experience.<br/><br/>Repairs and maintenance in any building is inevitable. When setting a schedule for repairs and maintenance, be sure to stick to these goals by providing a specific date. Sharing this information with the tenants is also highly beneficial. The apartment rental can be prepared if need be and they are aware that you are making a conscious effort to keep things up to par.<br/><br/>Not Dealing With Late Fees And Rent Payments Adequately<br/><br/>Some property managers attempt to avoid situations by allowing late rent payments to continue. Some will only send a letter of request or make a quick phone call. This simply doesn&#8217;t work; it is harder for renters to hide if they have to look at their landlord directly. Renters who are rarely if ever late on their payments may have something going on, so take the time to ask questions. It could be an innocent mistake, but sometimes it may be that the tenant is dissatisfied with a situation and using this to get your attention. In this case, find out what it is and deal with the issues while working to prevent the same situation in the future.<br/><br/>When payments are not made on time, make sure to add on a fee as a discouragement to keep it from happening again. This will help to ensure that the apartment rental is paid for on time in the future. Property managers want to be careful here however. It needs to be large enough to be a deterrent, but not so large that it is unreasonable. Also, offer some type of incentive to promote prompt payment.<br/><br/>Many property managers regard these things as being a waste of time and money, but the truth is rather quite the opposite. By watching out for these three problems, you will notice the apartment rental&#8217;s occupancy rates improve dramatically. It will also improve your reputation and save time in other areas, making these solutions well worth the effort.
